A commercial fire alarm system installation should start with the fire risk assessment and an agreed design brief, not a detector count copied from another building. Before approving work, confirm the system category, cable or wireless approach, interfaces, installation programme, commissioning responsibility, certificates, staff training and maintenance plan. The current code of practice for non-domestic premises is BS 5839-1:2025.
A commercial fire alarm installation normally starts with the fire risk assessment, a site survey and an agreed system category. The installer then designs the zones, detection, manual call points, warning devices, power supplies, cable routes and any links to doors, lifts, smoke control or monitoring. Installation is followed by testing, commissioning, handover documents and staff training.
That is the short version. In practice, buyers tend to have the same questions: what does the law require, how disruptive will the work be, what should the quote include, and how do you know the finished system is suitable?
This guide answers those questions for UK commercial premises. It uses the current non-domestic code of practice, BS 5839-1:2025, together with government fire safety guidance.
The legal references below focus on England and Wales. Scotland and Northern Ireland have separate fire safety legislation, so businesses with premises there should check the guidance for that nation. BS 5839-1 is used across the UK.
No. Government guidance says a very small, open-plan, single-storey premises may sometimes rely on a shouted warning or a simple manual device if everyone would become aware of a fire without delay. Most workplaces need an electrical warning system, especially where the building has several floors, separate rooms, unoccupied areas or people who may not hear a warning from elsewhere.
The fire risk assessment should decide whether an electrical commercial fire alarm is necessary and what coverage it needs. A quote should not be the document that makes that decision.
In England and Wales, the responsible person must arrange suitable fire precautions and keep them maintained. This may be the employer, owner, landlord, occupier or another organisation with control of the premises. A shared building can have several responsible persons, and they must coordinate their arrangements.
The installer is responsible for the work it agrees to undertake, but appointing a contractor does not remove the responsible person's legal duties. Confirm who owns the system, who controls common areas and who will hold the records before work starts.
The current British Standard for the design, installation, commissioning and maintenance of fire detection and fire alarm systems in non-domestic premises is BS 5839-1:2025. BSI published it on 29 April 2025, replacing the 2017 edition.
BS 5839-1 is a code of practice rather than a law in its own right. It is the main benchmark used to show that a system has been designed and installed competently. The project specification, fire strategy, insurer and enforcing authority may add requirements of their own.
The category should come from the fire risk assessment or fire strategy. Category M provides manual warning. Category L systems protect life, with levels of automatic detection from L5 through to L1. Category P systems protect property, with P2 covering defined high-risk areas and P1 providing broad property protection.

There is no reliable detector-per-square-metre rule for a whole building. Ceiling height, room shape, beams, partitions, air movement, environmental conditions and detector type all affect the design. Kitchens, dusty workshops and cold loading areas may need a different approach from offices or bedrooms.
Government guidance for offices and shops says manual call points are normally placed by exits and storey exits, with at least one on each floor in a straightforward system. It also gives 45 metres as a normal maximum travel distance to the nearest call point, with shorter distances where the risk or occupants justify it. The system designer must check the actual layout.
A conventional system identifies the zone in alarm. An addressable system identifies the individual device, which can make investigation and fault finding faster. Conventional equipment can work well in a small, simple building. Addressable equipment often makes more sense across larger, multi-storey or operationally complex premises.
Ask the installer to explain why the proposed system suits the building, how precisely staff need to locate an activation and what future expansion may look like. Buying addressable technology for a tiny unit can add cost without much benefit. Choosing a basic zonal system for a large site can make every alarm harder to investigate.
Yes. Wired, wireless and hybrid commercial fire alarm systems can all be suitable when properly designed. Wireless devices can reduce cabling and disruption in finished, listed or continuously occupied buildings. A wired system may suit a new fit-out or premises where cable routes are already available.
A wireless proposal should explain radio survey results, battery management, fault monitoring and how the system behaves if communication is lost. It should not be sold simply as the quick option.
Cost depends on the required category, floor area, device count, system type, cable routes, access equipment, working hours, interfaces, monitoring, certification and any making good. Two buildings with the same floor area can produce very different quotes.
For a useful comparison, ask each company to price the same written scope. The quote should separate design assumptions, equipment, labour, access, commissioning, handover and ongoing costs. A low total is difficult to judge if it leaves the system category or excluded work unclear.
A small, straightforward premises may take a few working days. A larger addressable system can require several weeks once first fix, device installation, interfaces, testing and phased access are included. Surveying and design happen before engineers arrive to install equipment.
The programme should show which areas need access, when sounders will be tested, whether ceilings will be opened and how the existing alarm will remain available. Ask how the installer will handle occupied areas, shift work, noisy operations and out-of-hours testing.
Often, yes. A planned commercial fire alarm system installation can usually be phased around normal operations. The difficult periods are changeovers, alarm sounder tests, work at height and any point when the existing system is isolated.
The responsible person needs an agreed temporary arrangement whenever normal fire warning is unavailable. This may involve fire watches, restricted work areas or manual warning devices, supported by a clear brief for staff. The right measure depends on the premises and should be agreed before isolation.
Sometimes. Existing cabling, detectors, sounders or interfaces may be reusable if they are compatible, correctly installed, in suitable condition and supported by adequate records. A takeover survey should include inspection and testing rather than assuming that equipment is sound because it currently powers up.
Ask the quote to identify what is retained, what is replaced and who accepts design responsibility for the combined system. Reuse can save money, but undocumented faults and obsolete parts can turn a cheap upgrade into an awkward handover.
It may need to release access-controlled doors, close fire doors, stop plant, control smoke systems, recall lifts or send a signal to an alarm receiving centre. These cause-and-effect actions must follow the fire strategy and evacuation plan.
List every interface before ordering. Fire alarms, door access, lifts, sprinklers, ventilation and landlord systems are often handled by different contractors. A commissioning day can fail because one party did not know it needed to attend.
Not every system needs remote monitoring. It can be useful where premises are unoccupied, property protection matters, the insurer requires it or the response plan depends on an alarm receiving centre. Monitoring does not replace local warning, evacuation procedures or the need to confirm and report a fire.

The handover pack should match the project, but it will normally include the agreed specification, design information, zone plan, equipment details, test results, certificates for the stages completed, operating instructions, log book information and records of any agreed variations.
Ask who is certifying design, installation and commissioning. These can be separate organisations. BAFE's SP203-1 scheme treats design, installation, commissioning and maintenance as distinct modules, which is a useful reminder that fitting the devices is only one part of the job.
Nominate people to understand the panel, reset procedure, isolation controls and escalation process. Staff should know what the alarm sounds like and what to do when it activates. Record routine tests, faults, unwanted alarms and engineer visits in the fire safety records.

A useful quote tells you what is being designed, installed, commissioned and handed over. If it only lists a panel and a device count, there is not enough information to compare it properly.
